Try being a small custom home builder right now. I sometimes work with clients for 8-12 months before actually starting construction on their house. I have a house I'm about to start that is over 65k more today than when I wrote the client's contract 8 months ago. And it's not just lumber, I've had 5 price increases on insulation in the last 12 months.
